They are out there but you really have to put in the time and effort. 

When I am investing my time, effort and money it is an investment....period.  

Your return is hardly worth the effort based on cash flow or potential appreciation.

Depending on which one you utilize they will not look at your "DTI" but they will look at your global cash flow in addition to the income and expense of the property.  

Fortunately, after much time and effort putting thought into this, I stumbled upon wholesale real estate.

I’ve actually switched my efforts to Memphis and San Antonio.

My plan is to put as little down as possible on a quadplex while also getting the allowance for remodeling efforts. 

Hey @Alexander Forrester what I have learned from my own marketing efforts and others that have really done well as wholesalers is that focus it what matters.  

In the past as a tenant, I've always considered landlord interactions awkward so now that I am on the other side, I avoid those "extra" efforts .
