At the end of the day these aren't investments though they are businesses.If you want a real estate investment...which by definition is far more passive...than you go more along the model of @Glen Beringer who buys in nicer neighborhoods than I do and typically only plans to buy one or two properties a year with a traditional 20% down payment...but for his more passive investment style he has a fraction of the headaches and active management that I do.

For as long as I can remember I love to solve problems and I like to reap all of the benefits of my labor, not just a fraction of it.

In the Upstate you can find multifamily properties grossing $3k/month for a fraction of the cost of the property, not to mention the lower taxes/insurance.

Homes are very low priced and easy to pay but that is a fraction of the cost to ownership.  

My family down in CA can get a car detailed for a fraction of the cost then up here in WA.  

So they sold the existing set… to me for fraction of the cost :)

I don't allow potential tenants to fill in a application without a walk-through in person.You mentioned the unit would be sold before a visit: Units for sale and for rent at the same time are only small fraction.
