David,One of your biggest problems with fixing up older homes in my part of TX is that a lot of the homes built in the 80's and early 90's have really narrow (like 24") doorways that enter the bathrooms, because of the configuration of the baths there is no easy way to accommodate the turn radius and entrance requirements for wheel chair access, so you will end up having to do a total gut on one of those properties.

They have cast iron sewer lines, underground gas lines, little to no exterior wall insulation, swamp coolers, under sized electrical service entrances, and so on...Buyer for my property requested sewer line to be scoped, open ground receptacles be corrected, and electrical to be upgraded, among other things.

We farm the area that I live in the most so we just started walking my neighborhood and now we drive to the neighborhood we want to walk in and just park the car somewhere near the entrance.

. - Once I make a grand entrance back in to the civilian world I could probably live there and split the rent with my Mom, and commute to school.Negatives - if something were to happen ( like she decided to move) the house would become an expense to us.
