The draw back to these loans is that they are more paperwork heavy than the other "portfolio" types of loans....but if you have ever received a loan on your primary home, it's likely that you will go through the same type of paperwork here with conventional lending.

The problems can lie in the previous use of the property however so there is always drawbacks if you don't know the history of the property.

Though if I were to stay in one of the four units and rent out the other 3 units, I would get $3000/mo-expenses.One drawback that comes to mind is that the MFH wouldn't be my primary residence and I would not qualify for an FHA loan.

All of the offers I received on my first flip I'm selling having been requesting Home Warranty to be included.I've read that some drawbacks include: Unpredictable response time; too many clauses/exclusions that providers can use to deny claims (drawn out process to dispute); you're using their contractors only; and it's up to them whether something gets replaced or repaired.I'm sure there are people that have saved tons of money using home warranties.
