I have never been east of the Mississippi River so I cannot tell you based on what I saw but I can give you real estate and construction views.  

Lane Kawaoka  higher value properties with better tenants are defiantly not as costly to own.I bought 11 brand new homes in MS for the go zone benefits in 05 to 07... they were 150 to 200k Each.they are A class all the way.. highest quality tenants and in fact I have not even needed PM.

I am especially interested in those investing in Tennessee or Mississippi as I live in Tennessee near the state line with Mississippi and hope to find opportunities in both states.
