I also have some rentals in Tempe where I went to college at ASU, and proximity to campus (or in ASUs case the light rail/bus stops), make all the difference.

@John Underwood we see the windows open from the outside, and the smart thermostat shows temp its set to maintain. 

They might agree now on an thermostat temp, but what about when there's a vacancy and you now have to "sell" this situation to a potential new tenant?
