They’re in an area close to Dallas but not Dallas proper.

You would need a proper assignment agreement, full disclosures and the title company to arrange assignment and settlement and the collection of you're giant profits. 

You will also need to understand how to file taxes properly, potentially in both locations, and you will probably need to travel there from time to time, most likely when you do NOT want to go there. 

Don't assume you won't colllect rent for 6 months - maybe you will.If you go LTR route, just hire a good PMC - then properly manage them. 

Finally, I put in the proper refrigerator line and I went to go check the icemaker and water dispenser on the refrigerator.

@Adam ShaThe only person that can properly answer this question is someone that analyses markets on a national level or someone that invests in all 3 of these markets.The answers you're going to get from everyone on this forum that falls outside of the above is going to simply tell you their market is the best market.
