These numbers will draw attention to not only What Changed, but areas that deserve your attention as an asset manager (not just a landlord).I've run almost a full decade with a 32% expense ratio (yes, self-managed) and only in the four years did extraordinary circumstances arise that really had an impact; fire and adverse eviction with large damages.Hopefully you ARE tracking GSI and NOI changes, so don't neglect Expense Ratio (yeah it's obvious that expenses are withing NOI, but the ratio will tell you why your GSI increase didn't achieve your expectations in the NOI)

Unless you are actually interacting with a ton of people, excel worksheets will probably do the task for you.You CAN purchase lists, but in my experience I feel they are way to expensive for what you get.

Glad to have you on here.Advice for this site...1) Set up keywords for your area and interests so that you're notified when they're used and then start interacting.2) Read through The Ultimate Beginner's Guide3) Go through applicable blogs and podcasts as there are a lot of great resources4) Get The Book on Flipping HousesAdvice for REI...1) Study up on what you need to know/do for the 1st step and then do it, then repeat for all following steps until you have completed your first investment then repeat the process and keep learning.
