If you really want to tackle a rehab I would suggest Brandon's BRRR strategy which will keep the property as a rental providing you with passive income.  

I see how that approach would work for a DIY flipper that tackles repairs on their own.

I know this is definitely a question to be checked with lawyers/accountants, but it helps to know more before reaching out to them.A business partner and I are entertaining the thought of bringing in some foreign money to tackle deals here in the US.
