(TO BE SUCCESSFUL) is the keywords.You will see many trainers say look at new agent (Sally Smith) in recruiting she is a MILLION DOLLAR PRODUCER.What they don't tell you and the public is that is in sales price volume.If you take 1 million in sales times 3% you have just made 30,000 gross commission for the year.You being a new agent you will most likely be on say a 50/50 or 60/40 split with the brokerage.So now your commission before taxes and expenses is 15,000 to 20,000 if you are lucky.Then take away wear and tear on the car and gas ,properties you spent advertising on that didn't sell,thousands spent on licensing fees and other items and now the Million Dollar Producer is below the poverty level !!

You can just agree and say you added him b/c he had been present for a considerable time and you didn't want to take any chances that he was some kind of monthly implied tenant.If he says he agrees, and he is a tenant.

Did not mean to imply you were dodging anything.So, if a guy claims he has an income of $1,500 a month and ten million in gold in his basement, you're suggesting that the court will not look at the ability of the guy to produce income, his assets or consider any other aspect of his financial position, just what he claims on a W-2.

I thought I implied I understood it to be an evaluation tool of sorts, a sifting screen through which poor investments didn't pass.But you buy a property... first year, no one moves out, no big repairs... your Gross rents were $15,000 and expenses were $4,000 with another $4,000 towards your mortgage and interest.
