Marketing for your note business

I have bought and sold a number of real estate properties and would like to get into the note buying business. I would most probably passing on notes to other end buyers, however, I will also be keeping the good ones for myself.

I was wondering what is your most successful type of marketing for your note business?

Any help you could provide would be greatly appreciated.

We buy leads for note holders and then do mailers. When the phone rings as a result of the mailer, I know the person on the other end of the line is in need of money. This need for cash is what allows you to take some control over the situation and, this has worked a lot better than cold calling note holders to see if they might want to sell. When they are calling you, you can assume they are calling because they want to sell.
