@Gregory Fazio Some young investors in my area have excelled in seller financing by doing this:They reached out to top investors and agents, clearly stating, "We’ll offer on any property with owner financing."

She does investor bus tours in Detroit all the time and has a lot of relationships there even though she lives in Cali.

You may have to have a special relationship with the mayor, or stick to trailer parks that are already zoned for this use.

And there will never be a less expensive lead source than referrals from relationships you build. 

The community has amenities, is STR friendly, and excellent proximity to Jack Frost Big Boulder.

If you have excellent (760+) credit, can hit a 1.20+ ratio, loan amount is where it needs to be, it's a single family long term rental and you're okay with (and state/lender allows) a 5-year prepay, low 7s is possible.
