You can also invest in an Opportunity fund that someone else has set up.With the way that opportunity zones are currently being structured, they are enticing because you can take any property sale and reinvest that total amount into an opportunity zone in order to reduce your tax basis or completely remove your capital gains liability (if held for at least 10 years).

We are currently building a portfolio across the river in Hudson County, NJ full of amenities and tailored towards young professionals, as they continue to get priced out of Manhattan. 7.5 to 8 caps do sound enticing, however, deals like that can still be made up here.

I am finishing up my first flip and it’s decision time, sell, refinance and rent or burn it down...kidding kidding on the last one.My intentions as I got close to finishing the house were to cash out refi and rent it and get another rental with extra cash I thought I’d pull from it but... banks and lenders aren’t making that look very enticing so before I commit to sell I’d like some advice.I have 150k into the house total I’m expecting to sell it for 200k and I am expecting I can refinance it at close to that value but lenders are only giving back 75% LTV for a cash out refi that leaves me short to even get my invested money back so I conclude I sell it and walk away with 25k ish in my pocket after Uncle Sam takes his undeserved share.A couple other things to point out is I’m not using a realtor so selling fees are minimal and if I rented it I’d cash flow a min of 250/month.

The "journey" seems enticing to many, then after the first tenant pours concrete down the toilet it seems less a journey and more like the sixth mile of a marathon, up hill, in the snow....Business plan first.

that said... the crime stats are alarming in greater vegas, the economy seems very flimsy, 50% of casino economy dependent on international tourists, and the competition seems to be fierce for "sub-prime" renters.I think there are still a lot of smaller Tier 3 type markets all over the west (including in Nevada) better than vegas.... but vegas does have the allure.. like a casino enticing you into a game it knows you cannot win over the long term:)
