For screening, you'll want to check things like credit history and rental history.

It won’t affect your debt-to-income ratio and won’t affect credit score/history.

I have 2 daughters that are attending VSU at this time and we’re spending way too much on rent and looking for a fixerupper.  

Or, look for properties that are considered "mother daughter" properties or properties with "Mother in law" suites.

For stocks, in this environment, I would only own large cap companies with a solid history of increasing dividends year after year, and reinvest the dividends which decreases your cost basis over time.
