Make sure your seller is not trying to buffalo you into doing a refi and taking him out at full value.If he refuses to sell to you contact the new borrower right after closing and offer them a few thousand over what they paid, chances are they will take it and you will come out ahead.

I see houses coming up for dirt cheap daily in the Buffalo area with out of town owners and a quick ML search of the properties history shows them purchasing the property a year or two ago for double to triple what their trying to get currently, just means some unscrupulous person took them for a ride and they didnt do enough of their own due diligence either.
