However, after listening to many podcasts and browsing through the forums it seems like it would be a heck of a lot easier to invest here at home where I can actually drive to potential properties and form relationships with my team, lenders, other investors and tenants alike. 

My husband also works for the State, and runs a blog on sustainability in the suburbs (we grow and produce much of our own food on a small lot).I'm interested mostly in buy and hold, and have just started browsing different markets.

As I've browsed the forums it seems different people have slightly different interpretations of the equation in this matter.
