I live in Scottsdale, AZ, I have a real estate license here as well as a few rental properties in Tempe AZ and a couple back in my home state of MI.

I would also stop by every day and check the meter usage to see what the daily run rate is and if it suddenly drops off they day of your inspection (Like they unplugged and hid something.A few other thoughts":If the temp has dropped the hot tub can be a big draw, especially if it is not covered.I would check on the law per @Steve Babiak suggestion but this is not an acceptable situation to be in.  

I am guessing it will look ulgy but it may be a decent temp. solution.

Is there any chance that this property you speak of located in Tempe, AZ?

That means colder temps are entirely possible.

The temps got upwards of 130 degrees for 12 hours.

I have also been temped to invest into the Baltimore MD market and just recently made a solid contact there.

IThe house is located on the Oregon Coast so it is very rare that the temp gets below 32.

Western AZ along the Colorado River is good for older retirement people up to Flagstaff is a great winter and college town   Tempe is a fast and growing family town  Wide range of different prices and construction depending   Good Looking
