I recently purchased a flip from a woman who had no way of clearing violations that were issued for a deck, I went down met with the inspector and he cleared the violation for us so we could close.

There are a lot of one man (or woman) shows that will promise that they can handle your job and do it for a great price, only to later find out that they cannot.

When he had been in there a month prior, the place was clean but on that day he found a sleeping bag, some snacks, some meds (not the legal kind), and a two-foot-long machete laid outright by the entrance. one of our Project managers (who is a young woman) had been in the house by herself several times in the weeks prior.

My neighbor is a senior citizen woman who has a long time tenant in the mother/daughter type of apartment here in Nassau County, Long Island, NY.

We got it for $20k & had it rented to a woman who direct deposited every month, so after 12 years I offered it to her for $1 but she refused. 

The woman signed and moved-in August 2020.

Poor woman.

And there's the chauvanistic part of it as well; as a woman (I assume, since your name is Tanya) you are going to get a lot more of that than a man is, especially in this business.
