Hello BP folks.First year owning this rental property  and we decided to be perform the inspection exercise ourselves.  

Once they exercise that option and actually close on the property, only then they will be responsible for maintenance and repairs.

Just give you 2 private money partners a small role in the project. 

@Johnathan Owens First step is making a deal with the devil.... once you crossover you will never be the same man,No but in all seriousness it isnt so much about "what" role you start it in. 

If the investors are passive and have no active role you have a security and is regarded a syndication . 

From my prospective, economy of scale plays a huge role in my decision making and hence I chose commercial real estate (for example, multifamily versus single family).
