This is changing the actual permitted USE of the building and it's my understanding that the general community - or at least an appointed board - will have to approve it in addition to other general local officials.

Only ‘hiccup’ is that this person not an official CPA, though I believe they are a ‘certified tax professional or preparer’.

Hello BP Community I am doing my first "Official" rehab on a free and clear house I bought in Jan right now out of my pocket.

Since it came in the friend's name as return address we believe this is the first time this person is paying rent.IMO I would also only put them on a official lease if I ran them through a full blown background and reference check. 

Then get an official bid from one of the recommended GCs during the inspection contingency period.My big concern with that is just that it gives me very little time to vet the GCs before I become obliged to use him.- This would be my first deal in Columbus (and anywhere, for that matter).
