Granted if the calculations make sense and your strategy isn't BRRR or flipping, you can get in the market at any time but to say that house prices aren't going down at the moment is incorrect.

I am very familiar with our historic district here in Wilmington, and for the most part they all have those old-home "quirks", for example I am yet to see windows in a home there with windows that are not caulked shut.

We've also had tenants hook up their washer drain hose incorrectly and cause significant water damage.

So maybe they're using it wrong but it's use so commonly in that regard that perhaps you might say the official definition is now incorrect (or sort of meaningless)

My big issue and one that has me really fired up and trying to get a refund on the appraisal, is that after two attempts and them stating they fixed wrong info on the report in a email, the report is still incorrect. 

Hello @Jameson Sullivan Lima has some quirks....for instance they want the actual corporate docs from the State for your LLC......which is a hassle....The will not accept just a WA state lookup..for the State website as most others will. 

I think the way I was viewing the VAT is the difference there, not that I received incorrect information.
