Hey guys,Was charged $375 to replace a hot water expansion tank and $155 to cut out and press or crimp in a new 4 inch section of copper piping (had a pin size hole that developed and leaked water). 

As far as Vegas, you’re hard pressed to find a decent multi in any neighborhood that you wouldn’t wanna walk around at night in.

@Matt C. definitely keep pressing the sellers to get this done, and follow up with repairs to confirm that (a) they were completed and (b) they were sufficient to address all issues and completed properly using the applicable industry standard.

Of course, it has helped that the government printing presses have kept the rents rolling in.

I haven't read anything in the press about changes to DreaMaker.

Our tenants are mostly still paying so there is not a pressing issue but it is very unprofessional and risky on their end.

They want to stay with us.  3) they understand that we will work with anyone with a severe hardship due to Corona (we did not require an eviction freeze for us to do this - I posted prior to the eviction freeze that we would not be evicting anyone that could not make their rent due to a real impact from the Corona virus), but we expect those without any significant hardship to be paying their rent.  4) If they get evicted, not only are they not going to be our tenant again, but they will be hard pressed to find as nice a unit in this area.Does this mean I have zero fear?
