I'm not sure if this is due to the inverted yield curve, or what, but why on earth would anyone pick a 15yr rate with higher APR?  

The seller initially felt the building was worth more than we wanted to pay, which I find is typical with FSBO situations, so the agent was critical in the initial negotiation by providing accurate comps and bringing the seller down to earth from a neutral third party standpoint, saving us $$$ on top of covering their commission.

I don’t know the company but if you are reading those reviews, why on earth would you want to do business with them if they have a rep of not performing?

I'm certainly a little earth, because now I just feel like they led me on just so they had a cleaner and prettier basement to walk down into.

I would look at google earth and drive by the property.  

I asked him why on earth he did a credit inquiry if he knew I wouldn't qualify, and he said he had to make sure what I told him was true. 

But from my experience, if you take your time to know the market very well and build good contacts (seem like Javier from a reply is a seasoned investor), there are lots of diamonds in the earth's crust.
