Just trying to understand the difference in making money in good faith as opposed to scamming people with your rinse and repeat approach.Who the h3ll is Joe McCall?

My concern is that it is so new, that the potential for scams is huge, and those desperate to put deals together may find unscrupulous people and get scammed out of all their money.

Straw buyer scams either involve double closings, or fictional sets of HUDs.

Having gone though this hard work, I can use this to my advantage and offer a anti scam feature.

Be careful about the second one, though, because "nice" people you don't know can turn out to be scam artists and deadbeats too. 

.: As has been stated, you cannot flat out deny, but you can establish a process and a policy that will serve to separate the pure liars from the responsible ESA handlers.You can if it is partially owner occupied......There are other exceptions, like if was rented out by the owner as opposed to a Realtor...Or if the Doctors Note is from an online (scam) source, you don't have to accept it either.I think they are tightening up on this because most ESAs are just scams.....

My advice is to network like you’ve never networked before and devote yourself to learning the market in a particular area.
