Should you deny an applicant if they have a pet but it is not registered?

Just curious to hear the opinion of others.These landlords are screwing up by denying based on source of income, which is illegal.

This is what is stated, but what I am unsure of, is with the proper notices, can they deny my notice to show the home?

Not sure about eviction law where you’re at, but once you accept certain electronic payment methods where you can’t “deny acceptance”, then you may end up in an eviction where the tenant pays after you’ve started the eviction and you’d need to ask the eviction attorney how to proceed...most likely writing a check and delivering it back to tenant with a letter stating you’re not accepting their money.

We ran quotes for her and all the regular carriers denied her.

If you have different criteria (credit score, eviction history, etc.) and they don't meet those, you can absolutely deny them.Personally, I haven't seen many applicants apply with a rent voucher and also have a solid credit score so this shouldn't have a lot of impact.

My guess is that it may not be allowed to deny based on certain info found during the background check, but not to be able to conduct one?

They, of course, will deny that they've done anything wrong based on my experience.
