If a tenant has a pet (a dog, let’s say) and the dog bites someone, does the landlord bear any responsibility for this? Should all tenant pets be registered? Should you deny an applicant if they have a pet but it is not registered? Are there any types of pets other than dogs or cats that you always deny?

What do landlords generally favor, a monthly pet fee on too if rent or a one time pet deposit + standard rental deposit?
