Some brands today will have what is called a concentric kit and this is an all in one which will mean most of the time it can exit right through the old exhaust penetration through the roof, or it will mean just one hole would be needed to be made through the side of the house.I agree that most companies will charge a bit more for 90% furnaces as the bigger brands will charge more for the units and the labor is a little bit tougher.

It may play on demand, but really, the golden rule will quickly bring values back in line, location, location location.In heavily concentrated areas the demand for rentals will remain, location driven with a lesser effect on market rates, rents may increase.

Admittedly many need some rehab but I find if they are livable the 'client' will do a lot of the work themselves or pay to have it done.Those that do it themselves are people I know can complete the work.I prefer duplexes & concentrate on lower income 'clients' doing LTO's.
