.- Lenders want to work only with sponsors/operators they are already comfortable with- Capital is meeting the needs of investors, more flexible

Sad.I would send this lowlife the following text: I have received two complaints from your neighbors that you are creating a stressful environment in the building through constant trash talking, negativity and a generally nasty demeanor.

Like @Michael Bowman previously stated, I am completely comfortable paying a set fee to cover administrative costs as long as that fee is reasonable, established upfront and the PM is seeking to negotiate the best rate on my behalf.
