@Ingrid J. thank you .. to answer your question about construction codes .. for the most part you dont have to know every code thats what you hire a contractor for .. construction codes are what the state or county ( that you are doing rehabs in ) deems the minimum requirements in the building or rehab .. ie .. in Florida when we redo a roof we are required to bring it up to and current standards ( code ) like hurricane straps on the trusses to the walls and straps from the walls to the foundation .. if i am rehabbing a house that was built before they required those hurricane straps then when i pull a permit to put a new roof on then the enforcment officer is going to check to make sure i installed them before signing off on my completed permits ..

First, the tenant had an office chair that he did not use a mat with (even though we had a lengthy discussion regarding the carpet before he moved in and using a mat specifically) which created a worn ring in the master bedroom as pictured.

Hi Jay,If someone is conducting professional real estate activity without an active license OREA can issue a civil penalty ORS 696.585/ 696.590. https://www.oregonlegislature.gov/bills_laws/ors/ors696.htmlYou can also look at ORS 696.301 under grounds for discipline.I followed up with a big wholesaler I had lunch with today OR should I say flipper because he actually buys at courthouse then flips.. he thought there was no monitary pentalty but there is a modest one.but if the DRE in our state thinks its agregious you can see in these statutes they can take whatever PROFIT a wholesaler made as well as a fine and your legal fee's and your cease and desist.again thought I really think this is state specific.. some states they could care less even though your breaking the law others like OHIO FLA CA OR NV they will enforce I don't know about others though.so for those that teach assigning contracts or selling real estate you don't own in any manner and saying its legal in all 50 states that's just not true.. and again I just did this little bit of research that took me all of maybe 30 minutes to find out.. but my state is pretty nice they will e mail you back.. maybe other states just ignore you.. but I would not rely on attorney only.. as I stated that has cost me a bunch of money.laws are at their base also opinions and an attorney can have one opinion and he is write the state can have another and they are right but who wins I think we all know the answer unless we are Google or facebook and want to go to the mat for it.. or like UBER who just steamrolled the taxi laws.
