I haven't tried them (nor heard of them to be honest) but I'm generally quite skeptical of such courses and groups.

There are some sub 75k deals out there that would make great buy, repair, rent and hold properties but I'd prefer to be able to preserve my own capital as much as possible to knock out quite a few deals this year and in the next several years. 

The starting price point is quite attractive but by the time you factor in all of the assembly, man hours, shipping, and mistakes, it may not make sense. 

A detached quad consisting of four one bed one bath units will cost significantly more than an infill quad consisting of four one bed one bath units etc..Lastly, there are very few zoning districts in Philadelphia that would allow for a 4 unit building to be constructed in Philadelphia on a parcel that is only 1,000 SF and from a practical standpoint the units will be quite small when you consider the need for open area and common halls/stairs.

The down side of purchasing our PR in this area is the mortgage payments would be quite high, preventing us from saving anything toward a future investment.

There's not quite enough information here to give a detailed response, but banks can have great upside depending on where they are located.
