Given the choice, if the state permits it, i would offer a MTM lease, this is the assumption on Tenant owned homes.  

But was this cash out refi a bad choice regardless of circumstance as I depended on that money and it was already making money (and was paid off)...now I have a mortgage and make significantly less money per month.

I'm trying to buy my first home and the usda loan is the only one they say I qualify for at the moment and just wondering if that's a good choice or not?

Honestly how do landlords get themselves so stuck.. inherited problems or not.. this sounds like it would have been the first thing I would have done was to get rid of the dogs.Tell tenant you have no choice they either get dogs gone or else, you file for eviction,  non-compliance failure to permit management / services to enter apartment to do emergency repairs. 

Get nervous at time hoping I’m making all the right choices with this real estate stuff.

@Jim Carson not sure about monroe County but in Manatee and Sarasota counties if your on the keys you have two choices.  

I'm not a handyman nor do I have any interest in that but I love the deal and analysis that comes with the world of investing and flipping.I live at home with mom and she is discontent with my career choice as I only work about 25 hours a week and not a traditional 9-5 schedule.

I am having the outside painted so the Ultra White from Valspar, although exterior, turned out to be a good choice.
