Ben Leybovich (big timer on BP, super smart guy) dislikes these types of properties, and has some very good reasons why.

If someone wanted me to sign a 6-month initial lease term, I would decline as I simply dislike turnovers and try to avoid them.  

Most hard money lenders I have run across dislike loans less than $100k.

I've generally disliked the service from title companies who are handed their business by banks, they dont have to earn new business and rarely loose their contracts, leading to terrible service.

One of the brokers in the neighborhood that I spoke to said that she would be happy to help me find a tenant but that she knows this landlord/property manager and dislikes working with them.
