The area is in the mist of a huge expansion of the downtown / village area, and this property is walking distance (with sidewalks).

As Bob said Tempe is probably your best bet but there are some good areas in PHX (Encanto village, Coronado district) that have multi families that you can get good tenant (health care works) and are good in areas.Feel free to reach out!

Grew up in central Florida near the Villages in Lake County.

The building is one of those standard brick 3 units in UK Village built about 100 years ago.  

Old Hickory is more residential and less commercial but the OH Village area has been hot for awhile and experiencing lots of rehabs and some new builds and even a new construction STR development.
