Don Jackson Tenant disputes move out charges

@Don Jackson those charges seem high to me, eg. filter costs $10 each and takes 5 mins to replace and also gutter cleaning should be landlord's responsibility unless specified otherwise in your lease, and you can't charge for changing locks if they're not broken.

The neighbors get foreclosed on more than typical neighborhoods and that keeps values lower for longer.2) HOA association decides to levy a $20K assessment on all owners in the neighborhood in order to upgrade everyone's windows, decks, roofs, and siding.3) HOA increases monthly dues by $250 per month in lieu of a large special assessment.

Unfortunately, if you have no written documentation of what was broken at the time this tenant moved in, you may not have usable proof against this tenant.(5) In most jurisdictions, you should have a minimum of 30 days to return the deposit, less any possible deductions from it.

It's a bit rough around the edges, but I think in 5-10 years, if we get enough investors committed to upgrading their properties come in, we'll see it start to gentrify like Ohio City and Tremont.On the topic of Euclid, I think it's a great market for investors.

It should be broken out by trades, and can be done further by labor and material of each trade (this is not even 100% the case always), but beyond that there won't be a ton of detail.I worked on the management end of a GC, and our bids weren't that detailed.

More specifically, they are worried that the appraisers won't give full credit for the upgrades, and will not / may not look outside of the development to find comps (even though the others are less than a mile away).
