Working on First deal - Your thoughts?
Hey Everyone. If you don't mind, can I bounce a deal of everyone? Would love to read your thoughts on this. The property is located on the Central Coast of CA and is one of the cheapest homes within a 2 hour drive. Great community. Great location. Healthy HOA. Emerging market with positive future.

Purchase price = $130,000
HOA = $90
Rehab cost = $15,000
ARV= $195,000
Rent= $1200
The goal is to keep this as an investment property.
