This can get sticky as the lease explicitly states that Security and First were due at signing.

The short answer is:  you can definitely do this (splitting the cash brought to the table with a HM lender), but the sticky part is that the HM lender would need to be in a 2nd position on the loan, which makes some HM lenders squirmy, especially with a large cash outlay.However, if the financials are strong, you'll find a partner for it.

This person making too much each month to get themselves into this sticky situation only three years ago. 

It is a very sticky thing to do legally because of all the licensing and ethics courses you passed and swore to.

It is sticky because SLC has banned it but they have not regulated STR's yet.
