It certainly could go either way but I assume Disney has a plan for Florida/California, the cruise ships for Hawaii, Miami, LA, and the hotels here on the strip. 

By shipping to your house, they can avoid the expense of physical store front and employees.

The quadplex definitely is in need of work, however, my business partner and I are licensed and insured NJ Home Improvement Contractors and feel we are capable of adding substantial value to the property.

Did you buy it from amazon and shipped it to your assistant?

I would first figure out why the current owner wants to sell, why is he/she jumping ship (too much maintenance, upcoming STR regulations, poor returns, etc.). 

Our local economy, by my estimate, is about 20% shipping/imports, 30% fuel production, and 60% petro-chemical (plastics, clothes, 95,000 different chemicals extracted from oil, etc).

The bank may be interested in understanding how capable you are or how likely you are to be able to successfully rehab the property.

It made a profit in its first year, and I have tightened up the ship a little bit on the expense side and have a higher occupancy rate, so I suspect a bigger profit this year.  

If that employee is not capable of performing the task they are hired for then an employee better suited for that task should be employed.
