Someone formed those strips off a roll of vinyl-covered aluminum trim coil and caulked them into place when the old window was replaced.

I think its a stain on the industry in many respects.. but I get it.. my fundings pay lots of wholesalers mainly out east and deep south.. not so much here on the west coast.. most wholesalers here close and the ones' that don't get turned into the state for brokering without a license get fined and cease and desist letters..

Or sell current home and roll equity into new primary residence?

Once you have the cap rate and know what the stabilized rent roll will look like, you can determine the NOI, assuming you know what you're general expenses will look like.

If the MHP is grandfathered then the only way it can fully come into compliance with city zoning is either: 1) The owner agrees to it; or 2) The sunset provision in the city's zoning ordinances has been met - this is usually 12 to 18 months where the grandfathered use has been ceased (e.g. abandoned or otherwise destroyed).
