@John Thedford  that's an interesting statue.. it gives the wholesaler a way to do business.they simply need to make contracts with NO contingencies and put up a big non refundable EM up front.. then the state feels that have a true interest in the property that can be resold prior to owning it.. that's the way I read this.so the 50 dollar EM and 17 contingencies does not fly.but the idea of mirroring a real estate brokerage activity with website and craigslist adds..

Personally (and I have numbers to back it up), I believe there is still another $500k in value I can "produce" from this building in the next 2-3 years, IF market conditions mirror what we have seen recently.

They will process everything for a small fee.If you are worried about them having your account number set up a mirror set of transfer accounts.

I am sorry you have had bad experiences and hope my fortunes don’t change to mirror yours. 

@Nicholas Ne I will never regret my class D experiences but I'm putting much of that in the rear view mirror.

I don't put a lot of confidence that this software can do more for me than my own research.I use excel with conditional formatting, hyperlinks and formulas.

Look at any investment in any time and you will find people who look like Nostradamus, and people who missed the boat for whatever reason - fear, horse-drawn carriage syndrome, mistaken assumptions, etc.The bottom line is that you'll never know for sure except in the rear-view mirror.

I throw that into my Google Calendar (takes < 1 minute) and Automate.IO scans the change to my calendar and updates my Mailchimp list which is used for guest pre/post email communication and sends a formatted email with the booking dates to my cleaners with a hyperlink to that calendar. 

I suspect professional PM would cost me around $4K per month and select the first applicant that can fog a mirror and plans to change their Harley oil in my living room.
