If you just find a random PM, toss your properties into the hat, and let it shake out, I think you have invited the problem that the PM is also going to look at your properties as just numbers.

@ Jerry K   if you would, could I possibly see one of the foreclosure letters if you have one (deleting names, etc  if not public court records) with the added  invitation to contact if no intent to redeem? 

You will get numerous different flavors of mold but this one will be right up there.

Or the numerous times we've had to either bleach/clean or replace comforters because of urine, blood and other stains we can't identify. 

There are numerous companies that offer this, including some of the large ones listed in this thread. 

When I'm invited to consult on a project or build a home for a client, they know I'm a high-performance builder and with that comes a higher price tag.
