There is not enough money in the associations reserves (built up over time from members monthly association dues)  to pay for the repair of three roofs.

There is actual potential to scale and develop a market position that beats stick built in modular, in my opinion this doesn't exist with container builds.

@Rama Mulpuri Here is another consideration/opinion: east of I-35 you will have to deal sooner or later with foundation problems.

Haven’t posted in a while but currently branching out to other endeavors.Wanted to see if anyone has built a Multi-Use building and what did they learn from it that might be helpful.  

A Cost Segregation Study was performed on a 2-story, 5,237 square foot Office Building located in Louisville, KY that was built in 1946 and purchased by its new owners in 2021.

What is the zoning, what could be built there & would that project be worth the cost of demo of the home if you sold as land.

My initial focus was on flipping, holding, and selling residential single-family homes in college areas, which provided a solid foundation in the nuances of real estate.After completing my degrees in late 2018, I transitioned my portfolio to a trusted partner (with whom I still collaborate) and relocated to Columbus.

Some other information is that I have $75K liquidity and $140K of equity built into my current residence at a 2.625% interest rate.

I'm also looking for another CRM thats built better "out of the box" or need minor tweeking.

This is not a fully built out case for someone just getting into it, but you and everyone else these days have to be a little creative to get a deal done unless they are willing to put significant money into the deal for work etc.
