We like the houses that have a potential separate entrance to the basement.

@John Lyszczyk what @Ben Leybovich replied is so fantastically perfect it should be framed, gold leafed, held in a place of honor at the entry to every brokerage entrance. 

There are two studios on the side of the house—and those tenants enter the house through a small side entrance, park on the street, and don’t get backyard access.I don’t trust the owners.

You have a responsibility to keep the heat on, but it is out of your control if the Tenant is sick and unwilling to allow someone entrance to do the work.

It’s a 2 story house with 1 entrance, big tv common area, 2 kitchens on each floor,Lowest nightly rate is 100$…This house is more than 5k sf…and I couldn’t find anything like that around…

One option, if you're in a market with multifamily units search for a multifamily where you can owner occupy one unit and cashflow the rest. 2nd option-Search for single family that has in-law type of arrangement; i.e. separate entrance and bathroom.

The ADU house is 5bd 3 (full) bath (ADU is 2bd 1 bath, wet bar and exterior entrance) everything is move in ready and the number match up ($999K, with the seller offering 10k towards CC or sell price to lower interest rate)but I’m wondering would it be better to buy a smaller Less expensive house and in a year refi and move into another and rent out the previous one?
