One option, if you're in a market with multifamily units search for a multifamily where you can owner occupy one unit and cashflow the rest. 2nd option-Search for single family that has in-law type of arrangement; i.e. separate entrance and bathroom.

The ADU house is 5bd 3 (full) bath (ADU is 2bd 1 bath, wet bar and exterior entrance) everything is move in ready and the number match up ($999K, with the seller offering 10k towards CC or sell price to lower interest rate)but I’m wondering would it be better to buy a smaller Less expensive house and in a year refi and move into another and rent out the previous one?
