Building Broker Relationships

Does any have anyone have tips on building relationships with Brokers? I have some decent momentum cultivating new contacts in markets where I will be buying multi-family properties. I plan on visiting the brokers in a couple months. Any tips, advice, dos and don'ts of relationship building would be greatly appreciated.

    Brokers have two objectives. The primary objective is to make money by selling property. The secondary objective is to work with people they like. So, you will best answer your global question by answering these questions:

    1. How can I make a broker believe that I am a real buyer, capable of executing transactions?

    2. Why should a broker like and trust me?
