I had one purchase agreement with a guy who turned out to have dementia - so he legally couldn't make decisions, and the contract was void.I had another deal with a guy who went behind my back and sold it to another buyer at a higher price.I had another deal with a guy who apparently didn't own the entire property (the title was a total mess, the ownership was tied up with several other family members that he wasn't on speaking terms with).All of these deals would have been unbelievable, grand slam investments IF they had actually gone through, so each one especially disappointing when they fell apart.I've an interesting correlation where, whenever I think I'm getting a killer deal, I need to pay extra close attention to things.

Also, the thing we were most disappointed with out there was that the properties that looked most affordable turned out to be in associations that limited renters (waiting list for years if you want to rent them out), something we hadn't run across before but apparently is common there, and the realtors don't seem to want to disclose it, even if you ask them directly -- apparently, it's up to you to find out through condo docs or asking association management yourself.
