If recent history shows anything it's that if you invest in them enough times, you'll lose your money or have a 5 year period where you can't access your money and aren't paid anything while waiting for it.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

Lets face it, you would need to have an established history of actually making money before you could get a credit revolver like that from a bank. 

Worrying about property management is small issue in comparison to letting a tenant in who faked their income and past rental history!!! 

This can lead to more chances and give you a better grasp of the sector.To finance real estate transactions, it's critical to have a solid credit history.

When I show my rental to potential buyers I give them 3 years of rental history with the average utility expenses and what I paid for taxes and insurance over those last three years as well. 

They are not abnormal....but it is the same feelings that every person at all points in history has thought...they think real estate is too expensive and too hard to acquire.
