I feel like now the effective rate is much higher than 18% (closer to 30% +)  we agreed on… since they are taking 18% of the net total AND the cleaning fee sum.

I like it a lot of my vendors move the inventory in 30 to 90 days so we are only paying sometimes as low at 90 to 150 for insurance per home.Now if your going to keep it a full year or more this is not always the most cost effective.. but it works for a quick and dirty solution.I used Foremost over the years for my MHParks that I owned.. they insruaed the crappy trailers in said parks LOL

So when issues come up, you know a professional is handling them, effectively costing you less. lots of people go with family members/friends because they didn't pay them.

It was an 8 unit building and it was a total disaster for all of the other tenants loud music, crack, heroin, property damage mad orgies etc...Evictions of this kind take forever and the local PD wasn't much help so we had to hire off duty police officers to work 3rd shift security till we got her out of there.
