Maintain proper records - Contracts, Settlement Statements, Agreements, Promissory Notes etc.Additionally, you can track income and expenses consistently, using software or spreadsheets.As you scale, if bookkeeping isn't fun for you, consider hiring a bookkeeper for a couple hundred bucks per month.

This is an opportunity to confirm they have the expertise you need.

Check your Property Management or Preventive Maintenance software out. 

If the software is not simplifying your life or making you more accurate, you shouldn't use it.

Non climate controlled will come out at $24 per square foot but that is largely due to my $4 per square foot purchase price.Hopefully others with more recent (or stand alone RV/boat storage) will chime in to confirm or deny this but I do not think your numbers are going to differ all that much from a traditional storage underwriting.

I understand Zillow gives estimates and is not always accurate, however,  I've confirmed numbers through the county Appraiser website.
