Everyone times the market, even if they do it unconsciously, and researching investments, and executing investment decisions means per se timing the market and chosing the right time to buy or sell.

Until they change the SE laws, how much are you really saving and how much until you max out? 

A partner and I operate in SE Wisconsin (Racine, Milwaukee, Kenosha area) and have been working with an out of state investor, originally from the area, who was interested in helping us out in acquiring a BRRRR deal weather through private money, a cash purchase on their end and subsequent land contract to us, or a partnership deal.

Those ultra cheap condos in SE, I wouldn't touch.

You don't have to fix them per se, but it'll go a long way in not getting bamboozled by potential contractors when something eventually goes wrong.
