I've found you can get the best deals because most aren't buying, people are willing to come down on price and banks want energy consuming houses on their books.

At the end I concluded exactly what Troy did:  Not a good use of my time and energy. 

I've partnered up with a buddy of mine who is liked minded and we are focusing our energy on flipping preferably 3/2 single family homes under 150K. 

You are going to have to bite the bullet and take her to court.

I like the concept @Christian Hutchinson  especially if you can use them in rougher areas were tenants are traditionally hard on properties.. these could literally be bullet proof .

Better to spend your energy on fighting the ones you can.

First I wanted to apologize for not getting a more recent report out to everyone; it has been one busy few months and I would not be honest in saying I had the extra creative energy to put a proper update to you.I have been in love with the Chicago area for many years despite the horrific winters.

There have been enough improvements in storage tank heaters in the past decade that your new heater will consume less energy than your old; perhaps significantly so.

But it takes time, energy and money to achieve that outcome.  

I own a small but growing logistics company that is requiring less of my time and would like to focus that energy on expanding my portfolio into REI.
