If you are referring to a meetup, I can almost always be put in the right frame of mind for a Yes with an offer of a shot of single malt or a rusty nail drink. ;) Even without that though, a smiling countenance can usually persuade me to, yes, part with one of the loan program flyers I should be carrying.Best of luck.

Good thing you guys are far from me - we might all become drinking buddies and not accomplish anything good ;)On a serious note...I agree with you @Jay Hinrichs: to succeed with C & D properties, you got to be hands on and since we are vertically integrated (in house construction company)...we can make it work but also if you have the economies of scale with apartment buildings.

If the clean was really bad, I am not above offering to buy the incoming guest a drink, or dinner, so they are ok with not checking in until 5:00 or so.
